These terms apply to work carried out by Cairn Home Co., a sole proprietorship (“Cairn Home Co.,” “we,” “us”) for you (“you,” the “client”). Accepting a quote, paying a deposit, or letting us begin work means you accept these terms together with the scope and price on that quote.
Where a written quote says something different from this page, the quote governs. It is specific to your job; this page is the general background.
A quote is valid for 30 days from its date. After that, material prices may have moved and we may need to re-issue it.
The scope written on the quote is what is included. Anything not listed is not included. Where a quote offers tiers or options, the price you accept is the one that applies.
On-site assessments and measure visits are free, and nothing is due at that visit.
Work priced over $1,000 requires a 25% deposit to reserve a date. The balance is due on completion. Work at or under $1,000 is invoiced in full on completion — we do not take a deposit on small jobs.
Payment is by card or bank transfer through Square, or by cash or check in person. Checks are payable to Cairn Home Co.. A receipt is issued for every payment.
Special-order materials are ordered once the deposit clears. That is what sets the install date — see section 5.
Any change to the scope is agreed with you and priced before it is carried out. That includes licensed electrical or plumbing work discovered on the day, which is raised as a change order rather than quietly folded into the job.
If a specified product is unavailable, we will propose an equivalent for your approval. We do not make silent substitutions.
Dates are set in good faith. They can move with material dispatch, weather, and access to the site. Where a job depends on a special-order item, the install date follows the supplier’s dispatch date, not the order date.
We will tell you as soon as we know a date needs to change.
Please allow clear access to the work area, and let us know about pets, alarms, or anything we should not disturb. We protect finished surfaces and remove our own debris on completion.
Disposal of old appliances, fixtures, or materials is quoted as its own line when it applies. It is never assumed to be included in an installation price.
Our labour is warranted for 12 months from completion. If something we installed fails because of how we installed it, we come back and put it right at no charge.
Manufacturer warranties on products we supply pass to you and are honoured by the manufacturer on their terms.
The warranty does not cover normal wear, misuse, damage caused by others or by later work, or pre-existing conditions outside the quoted scope.
Cairn Home Co. carries general liability insurance. A current certificate is available on request — just ask and we will send it.
Electrical and plumbing work is performed by New Hampshire state-licensed professionals. Permits, where a job requires them, are identified on the quote.
You may cancel before work begins. Special-order materials already purchased for your job are chargeable at cost; everything else is refunded.
If we cancel, any deposit you have paid is refunded in full.
We are responsible for our own work and for damage we cause. We are not responsible for pre-existing defects, for the consequences of conditions that were concealed and could not reasonably have been found before opening the work up, or for indirect or consequential losses.
Except where the law does not allow it to be limited, our total liability for any job is capped at the amount you paid us for that job.

These terms are governed by the laws of the State of New Hampshire. If a dispute cannot be resolved between us, it will be handled in the courts of New Hampshire.
If any part of these terms is found unenforceable, the rest continues to apply.
